Why do roofing quotes vary so much?

Roofing quotes can differ because the work, materials, roof condition, and related repairs are not always assessed or included in the same way.

The short answer

The short answer

Two roofing quotes can vary because they may cover different scopes of work. The roof size and type matter, but so do existing damage, access, materials, ventilation, flashing, fascia and soffit work, gutters, skylights, cleanup, and whether the quote covers repair, replacement, or additional work discovered after the job begins.

The roof condition changes the scope

A roof may look similar from the ground while having different conditions in the field. A roofer may find active leaks, damaged areas, worn flashing, problems around a skylight, or sections that need repair before the main roofing work can be completed.

One quote may include only the visible roofing work, while another may account for related repairs that help address the source of the problem. Compare the written scope carefully so you know whether roof repair, leak repair, or replacement work is actually included.

Materials are part of the price

Shingle roofing, metal roofing, clay tile roofing, and flat roofing involve different materials and installation requirements. Commercial work can also involve systems such as TPO, PVC, built-up roofing, or a commercial roof coating.

Quotes should identify the roofing type and the work being proposed rather than using a general description such as new roof. If two quotes name different materials or systems, they are not describing the same job even if both use the word replacement.

Related work may be included or left out

Roof work can connect with roof ventilation, fascia and soffit repair, gutters, and skylights. One roofer may include those items after inspecting them, while another may leave them out or list them separately.

Emergency roof repair and emergency roof tarping can also involve a different scope from planned work. Ask whether the quote covers temporary protection, permanent repair, or both, and whether storm damage is being addressed as a separate part of the work.

How to compare quotes properly

Put the quotes side by side and check the roof type, areas being worked on, related repairs, cleanup, and any items that are excluded. A roof inspection or wind mitigation inspection may also be a separate service rather than part of a repair or replacement quote.

Ask what happens if concealed damage is found and how any additional work will be explained before it proceeds. A clear written scope makes it easier to compare roofing companies on the same work instead of choosing between different assumptions.

More questions on our full FAQ page.

Should a roofing quote include roof repairs found during an inspection?

It should state which repairs are included and which are excluded. Ask the roofer to identify any work that may be needed for leaks, flashing, ventilation, fascia, soffits, gutters, or skylights.

Why can shingle, metal, and tile roofing quotes differ?

They use different roofing materials and involve different installation work. Make sure each quote identifies the proposed roofing type and describes the same areas of the roof.

What should I ask when quotes are far apart?

Ask each roofer to explain the scope, materials, related repairs, exclusions, and process for concealed damage. A detailed comparison can show whether the difference comes from the work included rather than only from the final price.
