What should I decide before planning a roof replacement?
A roof project is easier to compare and schedule when the scope is clear first. Here is what to decide, measure, and document before booking a date.

The short answer
The short answer
Before scheduling roofing work, decide whether the project is a repair or replacement, identify the roofing material and affected areas, have the roof and related details measured, and get the full scope, materials, exclusions, payment terms, and schedule in writing.
Decide what kind of roofing work is needed
Start by deciding whether the issue calls for roof repair, roof leak repair, storm damage roof repair, or a full roof replacement. A roof inspection can help identify the areas that need attention and whether related parts, such as fascia, soffits, gutters, or skylights, should be included.
If the roof is being replaced, decide which roofing type fits the property and project: shingle roofing, metal roofing, clay tile roofing, or flat roofing. Commercial properties may need a different scope, such as TPO roofing, PVC roofing, built-up roofing, or a commercial roof coating.
Have the roof and related areas measured
The written scope should be based on measurements rather than a general description of the property. Ask for the roof areas, sections with different slopes or materials, roof edges, penetrations, skylights, and any areas that need repair before new roofing is installed to be identified.
Also have related work measured or described separately. That may include fascia and soffit repair, gutter installation or repair, roof ventilation, skylight installation or replacement, and areas affected by storm damage. For commercial roofing, identify each roof section and the type of work planned for it.
Put the scope and materials in writing
Before anyone books a date, the written scope should explain what will be removed, repaired, installed, or left in place. It should name the roofing material, identify the roof sections included, and state whether ventilation, flashing, fascia, soffits, gutters, skylights, cleanup, and disposal are part of the work.
The document should also state what is not included. If hidden damage, additional repairs, or changed materials could affect the work, the process for handling those changes should be written down. A separate written approval before added work begins keeps the original scope clear.
Confirm the schedule and next steps
A booking should identify the planned start date or scheduling window, the work being scheduled, and what needs to happen before the crew arrives. If the project involves emergency roof repair or emergency roof tarping, the immediate work and any later permanent repair or replacement should be listed separately.
For insurance-related storm damage, write down what assistance is included and which parts of the claim remain the property owner's responsibility. For maintenance plans or commercial roof maintenance, document the areas covered, the inspection or service tasks, and how follow-up work will be handled.
Should I get a roof inspection before planning replacement work?

What measurements should be included in a roofing scope?
The scope should identify the roof areas, sections with different materials or slopes, roof edges, penetrations, skylights, and related areas such as fascia, soffits, gutters, and ventilation.
What should be written down before a roofing date is booked?
Record the work included, materials, roof sections, related repairs, exclusions, handling of unexpected conditions, schedule, payment terms, and any insurance claim assistance.

Why do roofing quotes vary so much?
Roofing quotes can differ because the work, materials, roof condition, and related repairs are not always assessed or included in the same way.
